KARLHAUS Releases for Sale the Most Significant Contemporary Home of the Year: 2586 Spruce Creek Blvd.

SPRUCE CREEK, FL - KARLHAUS REALTY has released the most significant home of the year at Spruce Creek Fly-In.   Originally designed by award-winning architect Ben Butera and built by John Travolta's home builder, the Magnificent Contemporary Estate located on an idyllic natural setting by the Spruce Creek has been reborn after a thorough professional renovation.

The 6,000 sq. ft. mansion at the world-famous Airpark boasts 4 bedrooms, 6 baths, a game room, a play room and a truly resort-style 2,000 sq.ft. Screened Courtyard with a custom heated pool and spa with waterfall. The Courtyard and pool are designed for parties and include multiple sitting areas surrounded by Palm Trees and dramatic lighting.

"The renovation to better than new condition was completed after a grueling 6 months employing 18 craftsmen - specialists in their trades - for a top quality product never seen before." said Carlos Bravo, CEO of Karlhaus. "this is basically a new home in a well-developed area that lacks new homes; there are only a few vacant lots available out of the 1,300 or so properties in Spruce Creek" "...and building new during this economic depression is a very expensive financial alternative given the inventories of existing homes available at a fraction of their replacement cost. "

"Spruce Creek Fly-In is unique in the world, it is the largest and most famous Residential Airpark and probably the most exclusive Real Estate north of Palm Beach" Bravo added.

A trail in the back of the home leads to Spruce Creek where you can launch a canoe or fish while watching wildlife in this unspoiled natural paradise.

Materials include Granite, Marbles, Travertine, European Porcelain, Exotic Hardwoods coupled with Best-of-Breed appliances and equipment, including ,Blanco, Viking, Fisher & Paykel, GE Monogram, Liebherr, Trane.

The Spectacular European-Style Gourmet Kitchen offers custom cabinetry with crown moldings, exotic granite countertops and commercial-grade appliances.

Bravo indicated that "in today's market, the cost of replicating this home would make the project economically unfeasible and it would add to several million dollars but then again, this lot and nature grounds could not be available at any price."

Lowrance Hangar Home Estate in Spruce Creek Fly-In

The Lowrances moved to a new, larger hangar mansion also in Spruce Creek Fly-In

Spruce Creek, FL - The Spruce Creek Fly-In former hangar mansion of the founder of Lowrance Electronics, Darrell Lowrance has been sold this Thursday March 31st. The 10,000 square-foot hangar home is located at the Spruce Creek Fly-In and enjoys direct access to a private taxiway.

Lowrance gained worldwide fame as the founder and driving force of Lowrance Electronics, one of the largest manufacturers of marine electronics and, GPS navigation systems for aerospace, civilian and military applications.

The residential compound was listed for $2,500,000. Carlos Bravo, CEO of Karlhaus Realty at Spruce Creek represented the Buyer and negotiated the sale. "We have been approached by a large number of affluent buyers looking for not only an exclusive property in Spruce Creek Fly-In but also a solid investment given the lower prices symptomatic of the current economic depression" Bravo said. He added that "With the advent of internet technologies, today's high-end buyers are more sophisticated than ever, come well informed about values and benefits and deservedly demand professional expertise at levels never seen before in this business and which we have positioned our company to provide".

An avid pilot and aviation enthusiast, Lowrance selected Spruce the Creek Fly-In as his home given its unique location in Florida, the interesting mix of residents, private security and the convenience of point to point air transportation thanks to its private airport. Lowrance moved up to another custom-built Estate also inside the Fly-In. Bravo indicated that "a lot of residents in Spruce Creek move up or down but always staying within the community - a testament of the qualities and amenities we offer, unequalled anywhere in the world."

The new mansion was built by Frank Baker, one of the leading custom hangar homes builders in Florida and also a fellow resident at Spruce Creek Fly-In. Baker was also the builder of the Lowrance's former Spruce Creek home.

According to the Daytona Beach MLS, Bravo was the leading broker in Listings and Sales in the Spruce Creek Fly-In for 2010 celebrating another year of record growth. He has very successfully positioned his company as a high-end real estate consultancy and marketing boutique catering to the demanding requirements of sophisticated buyers. "I am also a real estate investor and developer and over the years grew very frustrated at the lack of knowledge and expertise among traditional agents in a business which has very low barriers of entry" Bravo added.

Some of the salient features of the home was the home's "garage" for aircraft, a cavernous 2,500 sq.ft air-conditioned hangar that can fit for most jets, a 3,000 sq.ft.; the Lanai including a resort-style pool complete with waterfalls, spa, fountains in a tropical foliage setting; Media Room complete with audiovisual electronics and other amenities.

"Premium Hangar home lots at the fly-in start in the mid 300's and go up past the million dollar mark - and that's only for the dirt - then you have to build the home and hangar" said Bravo.

Bravo, also a pilot and long time resident of the Spruce Creek Fly-in, added that "Spruce Creek is the most sought after residential airpark community in the world and offers a unique mixture of exclusivity, security and amenities not matched anywhere".

Bravo is a serial technology entrepreneur and former Management Consultant and Fortune 500 Senior Executive with a long track record in negotiating multimillion dollar complex merger transactions. His previous internet company grew to 1,300 employees and went public in 1999.

About Lowrance Electronics

Founded in 1957 by Carl Lowrance, an avid fisherman who shared his love of the sport with his two sons, Darrell and Arlen. Darrell and Arlen were among the first inland skin divers, and through this activity learned that most fish in any given body of water were generally found in schools and in specific areas.

It became obvious to the Lowrances that an instrument was needed to show fishermen where to concentrate their fishing efforts. They designed the world's first high frequency transistorized sonar for sport fishing and Today, Lowrance Electronics is a world-renown diversified manufacturer of consumer sonar and GPS receivers, as well as digital mapping systems. Lowrance is headquartered in Tulsa, Oklahoma and employs approximately 1,000 people. The company is best known for its marine, aircraft and automobile GPS receivers.

Karlhaus Realty Record: 13 Properties Sold or Under Contract in less than 9 days!

Karlhaus Realty at SPruce CreekSPRUCE CREEK - Karlhaus Realty has announced a new record in selling properties. The fledging and dynamic company has entered under contract a total of thirteen properties in less than two weeks. The fast pace of sales is attributed to Karlhaus' internet-based business model with a reach several orders of magnitude greater than any other real estate company in the area.

Karlhaus CEO, Carlos Bravo said that they have been receiving a large amount of calls from potential customers from as far away as Moscow, Russia (formerly the USSR). Bravo indicated that he is actively searching for additional agents to join the fast-paced realty based at the world famous Spruce Creek Fly-In. "The key skills we look for are, above all: sheer intelligence as well as professionalism, integrity, knowledge and a passion for the business" Bravo added that "all agents joining Karlhaus must be well versed in computer technology as most of our transactions are paperless and take part putting together parties across vast distances.".

He explained that the hours are long, customers are extremely demanding (as they should be), and the problems being addressed are never easy to solve ("if they were, they would not need to call us..."). "For us, though, this environment is energizing and extremely exciting, and we embrace the challenges with all the intellect and experience at our disposal", Bravo said. He added that the rewards are unlimited as the commission structure is more generous than any other in the area.

When asked how can his realty enjoy such success when so many experienced real estate companies are being forced out of the business due to the current economy, Bravo responded: "Our record was accomplished against entrenched competition with a 20-year lead, but which have fallen asleep at the wheel, lost and confused in today's world of internet and global marketing and not understanding that today's buyer is much more educated and savvy than before. The days of placing a property on the local MLS and passing business cards to the ladies at church or the buddies at the club as a total marketing strategy are over."

"Being an investor and developer that actually has put his own skin in many deals, I approach this quite a bit different from the rest of the agencies here at the Fly-in. "

Bravo, also a private investor and former Management Consultant to some of the largest corporations in the US, said that he modeled Karlhaus in part using the same strategies as his previous business which went public in 1999 and grew to a market valuation of $6 Billion and 1,300 employees.

"I have a professional marketing background with a high-tech engineering foundation and am applying the same concepts I did during my old Management Consulting days when Fortune 500 companies hired my company to provide solid advice and marketing strategies. My competition included the likes of Andersen Consulting, Deloitte-Touche and Price-Waterhouse." Bravo said.

"Further, while other agencies photograph their listings with "Wal-Mart-style" digital cameras, we utilize professional quality photography, while our competitors provide handouts to customers directly from a copy machine, we generate high-quality glossy brochures as fit reflection of the presentation our high-end properties deserve. Our listings have interactive maps and virtual views, where a potential buyer can actually see and feel as if driving by the property from the comfort of their homes."

"Our web site is the most comprehensive source of listings information in the area. Our own competitors routinely use it to find out what's available! (we know, we track IP addresses...). Our photography is so well regarded that in a recent instance we have had to photograph a competitor's listing to send to a client of ours only to find out the competitor later lifted our photos without our permission and used them to promote their own listing!"

"How embarrassing is that?..." Bravo added.

Karlhaus also was selected by Coldwell Banker REO Services as one of a select group of exclusive real Estate Companies experienced in handling Bank-Owned asset dispositions directly. To that effect, Karlhaus Realty created a division, Karlhaus REO which exclusively works with buyers and sellers of foreclosures, REO's and similar special-circumstance properties.
